Carapace Capital is a founder-led real estate investment firm focused on three sectors: residential real estate, blue collar businesses, and hotel focused commercial real estate. We acquire, develop, or lend across all three asset sectors, producing value-add, opportunistic, and long-term stabilized cash-flowing returns. The name reflects our approach — the carapace, a turtle’s shell, is nature’s enduring form of protection, and our investments are structured to shield principal and compound value patiently through cycles.
Founded in 2014 and headquartered in Atlanta, Georgia, the firm has completed six initial investments generating a realized internal rate of return of thirty percent or greater. We source proprietarily, underwrite conservatively, and structure with downside protection first. As co-investor in every transaction, our capital is aligned with our limited partners.

Sameer Nair
Founder & Principal
From founding Carapace in 2014, Nair brings nearly two decades of experience spanning $10B of investments across commercial real estate and other ventures.
Nair’s institutional real estate, family office, and public company experience includes senior roles at Peachtree Group ($2.25B), Kolter Hospitality ($1.5B), and Starwood Property Trust ($5B). His background spans diversified real estate acquisitions, development, and credit investments, enterprise growth and acquisitions, asset management, and joint ventures.
Nair has developed over $2B over his professional career.
Beyond real estate, Nair is active at the intersection of technology and real estate. Most recently he advised Groundbreaker on growth and strategy for five years, leading to a successful divestment to Janover in November 2023.
Nair is a Cornell University, School of Hotel Administration graduate and a former member of the Sprint Football team. He and his family reside in Buford, Georgia.
